9092 Rainey Street “The Modern” - Climate Smart Project™
The Modern Austin Residences formerly known as 9092 Rainey St will feature 300 market-rate and 20 affordable units in the popular Rainey Street district in downtown Austin. To be located where Container Bar and Bungalow now stand, the tower will feature an entertainment space in the basement of the building by Bridget Dunlap — who owns Container Bar as well as Clive Bar and Lustre Pearl. This project will enhance the district by including expanded sidewalks, the addition of trees and bike lanes, as well as an affordable housing component.

TRASH or TREASURE?
Often overlooked, even a single tree can have a significant environmental impact. A great majority of this tree would be too large for recycling solutions such as chipping or mulching. However, we not only managed to divert the material from the landfill but also retained the stored carbon within the tree. In fact, 50% of a tree is carbon.
We will give this tree a second life as heirloom furniture within the design of the Urban Space building project. The furniture will serve as a memorial to the tree's rich history and allow the community to touch, feel, and enjoy this remarkable example of a Climate Smart Project™.
